Service 1 of 8 Self-performed

Masonry restoration

Repointing, brick and block rebuilds, structural wall repairs, stone cleaning and sealing.

What typically fails

Freeze-thaw cycles open mortar joints, water gets behind the wythe, and a bulge or a displaced corner follows. Left alone, a wall that needed repointing becomes a wall that needs rebuilding.

What we do

  • Cutting and repointing with mortar matched to the original in strength, color and joint profile
  • Brick and CMU rebuilds, including full-height sections of load-bearing walls
  • Structural stabilization with helical ties, tie-rod anchors and steel plate anchors per the engineer's details
  • Stone and brick cleaning, efflorescence removal, sealing, and resetting and grouting of coping stones
  • Lintel, sill and parapet repairs with new through-wall flashing

How the job runs

  1. Site walk, photo documentation and probe openings where the cause isn't obvious
  2. Stamped structural details when the scope calls for them (we work directly with the owner's engineer)
  3. Mortar and unit samples approved before production work; mock-up panel on visible elevations
  4. Sequenced shoring, demolition and rebuild with daily photo logs
  5. Cleanup, closeout photos and a written workmanship warranty

Service 2 of 8 Self-performed

EIFS & stucco

New EIFS, panel installation, finish coats, color matching and the repairs that stop water where it gets in.

What typically fails

Most EIFS and stucco failures are flashing failures — a missing kickout at a roof-to-wall, a drip cap that never existed, a sealant joint that gave up. We fix the water path first, then the finish.

What we do

  • Full EIFS installations and customer-furnished prefabricated panel installation
  • Basecoat and mesh reinforcement, finish coats in Sto and comparable systems, factory-matched colors
  • Localized repairs: impact damage, delamination, cracked bands and trim, storefront refinishing
  • Kickout flashing, drip caps and roof-to-wall flashing integrated into the stucco assembly
  • Replication of deteriorated ornamental details in shaped EPS with textured finishes

How the job runs

  1. Moisture and adhesion survey; annotated photos of every repair area in the proposal
  2. Manufacturer product data and color samples submitted for approval
  3. Scaffold, swing-stage or lift access with debris netting and pedestrian protection
  4. Repairs sequenced so open areas are never left exposed overnight
  5. Final finish applied wall-to-wall or corner-to-corner so patches don't telegraph

Service 3 of 8 Self-performed

Coatings & painting

Industrial coatings on structural steel, masonry coatings, floor systems and sealants — specified, submitted and applied to spec.

What typically fails

Chalked coatings, rust at base plates and welds, and paint that was never bonded to the substrate. The fix is prep — cleaning, mechanical removal of failed film and spot priming — before any color goes on.

What we do

  • Exterior structural steel: cleaning, mechanical prep, epoxy spot-priming and waterborne alkyd-urethane enamel topcoats
  • Masonry, stucco and EIFS coatings with the right primer for each substrate
  • Mechanical-room and warehouse floors: epoxy and urethane systems with safety striping; polished and metallic epoxy floors
  • Sealant replacement, liquid flashing and window-perimeter waterproofing
  • Lead-safe work practices on pre-1978 buildings (EPA RRP certified firm)

How the job runs

Concrete

Sidewalks, stairs and ramps, ADA railings, equipment pads and islands, bollards and slab replacement.

What typically fails

Settled panels, spalled edges and non-compliant stairs are trip hazards and code violations. We saw-cut, remove and repour full panels rather than patching over a problem that will come back.

What we do

  • Sidewalk and walkway panel replacement; trip-hazard grinding where replacement isn't warranted
  • Concrete stairs, ramps and landings with code-compliant steel pipe guardrails and handrails
  • Equipment islands and pads — parking pay stations, mechanical equipment — including bollards and conduit stub-ups
  • Slab demolition and replacement, curbs and small structural pours
  • Polished concrete and exposed-aggregate floors

How the job runs

  1. Layout and permit drawings (including ADA stair and ramp geometry) submitted to the building department
  2. Saw-cutting, removal and subgrade preparation; reinforcing mats set on chairs
  3. Pump placement where access is tight; air-entrained mixes for exterior work
  4. Finishing, curing and joint layout to control cracking

Service 5 of 8 Self-performed

Exterior restoration & waterproofing

Parapets, balconies, flashing, facade cleaning and the scaffold access to reach it all.

What typically fails

Water finds the parapet cap, the balcony-to-wall transition and the window head. Restoration is finding every path in, closing it with the right membrane and flashing, and leaving a facade that can be maintained.

What we do

  • Parapet flashing replacement and coping repairs
  • Balcony and deck waterproofing with reinforced liquid-applied PMMA membranes
  • Window perimeter sealing, through-wall flashing and drip edges (custom-fabricated)
  • Facade pressure washing, efflorescence removal, stone cleaning and sealing
  • Pipe scaffold, swing stages and aerial lifts with debris netting — set up, inspected and maintained by our own crew

How the job runs

  1. Water-path investigation with photos; written notice to the owner when hidden conditions change the scope

Service 6 of 8 Self-performed

Polished concrete & epoxy floors

Grinding, polishing, densifying and coating concrete floors — from self-storage corridors and plant floors to a metallic epoxy floor in a home. Self-performed.

What typically fails

Bare slabs dust, stain and spall; painted floors peel because nobody profiled the concrete first. A floor system is only as good as the grind underneath it and the moisture test before it.

What we do

  • Polished concrete — grinding, honing, densifying and polishing to the specified gloss and aggregate exposure
  • Epoxy floor systems: 100%-solids epoxy, flake and quartz broadcast, metallic epoxy, urethane and polyaspartic topcoats (Sherwin-Williams and comparable systems)
  • Industrial and mechanical-room floors with safety striping, walkway and equipment-zone markings
  • Concrete grinding and shot-blast profiling, crack and joint repair, moisture mitigation and self-leveling underlayments
  • Sealers and densifiers, concrete overlays, terrazzo, and stamped or decorative concrete

How the job runs

  1. Moisture and hardness testing, surface-profile spec and a written system submittal
  2. Mechanical prep with dust-collected grinders; repairs cured before any coating
  3. Sample panel for color, flake density or aggregate exposure approved on site
  4. Coats applied inside the manufacturer's temperature and recoat windows; areas released on the agreed schedule
  5. Care sheet and warranty at closeout

Signage — repair, replacement & installation

Exterior and interior signage repaired, refaced, replaced and installed — with the survey, submittals, footings and electrical coordination the package needs. Self-performed.

Faded and cracked faces, delaminated panels, rotted post footings, dead illumination and room signs that no longer meet ADA — usually across a whole campus at once, with no drawings of what is there.

Projects stall between trades — the framer waits on the concrete, the roofer on the framer, the owner on everyone. When one crew carries a job from foundation to finish, the schedule has one owner.
