Scope

Pipe scaffold access with netting to replace the parapet flashing on a downtown mixed-use building; interior water-damage repairs in the Stair 2 stairwell (cement plaster basecoat, sheetrock, plaster and paint); exterior perimeter sealing at three windows.

Challenge
During the flashing work the crew found siding installed directly over bare sheathing with no water-resistive barrier — a condition outside the contract that explained the leaks.
Solution
Written notice with photos the same day, a recommended fix (remove siding, install a WRB, re-clad), and the contracted flashing scope completed without over-promising on the outcome.
Result
All three scopes complete and invoiced September 2026.

A new reinforced concrete island under the parking-garage deck for the hospital's pay-station equipment, tapering from six to twelve inches to follow the slope, plus four equipment pads on grade, steel bollards and conduit stub-ups for the electrical contractor. Asphalt cut, existing slab exposed, mats set and concrete placed by trailer pump.
